Instow Barton

A warm friendly welcome from Caroline, who is the perfect hostess. Delightful breakfast room, and a lovely guest sitting room Breakfast was a generous fruit and yogurt selection, followed (of course) by a perfectly cooked breakfast. Our room was a good size, and everything you needed was supplied. Great suggestions for where we should visit and where we could eat locally. The location was excellent, good onsite parking, and an easy walk down to the seafront and the local pubs and restaurants. We slept very well, and thoroughly enjoyed our stay. Can recommend highly, you will not be disappointed!

Such a lovely old farmhouse in the sweet hamlet of Instow Barton, a 15 minute walk to Instow and the beach. A friendly welcome and cup of tea and home made cake was much appreciated and delicious. The delightful terrace, perfect to sit and rest our feet after a day of walking the coast path. The bedroom was spacious and the shower powerful. A very quiet and peaceful location. The breakfast was wonderful, a skilled chef and beautifully presented fresh fruit, yogurt, toast and a choice of hot dishes and lots of tea and coffee. All freshly prepared. We wish we had ordered the packed lunch! We would love to return as this is a really special place.

An absolutely perfect stay for us in stunning Instow Barton. Our room was beautifully furnished, spacious, comfortable and super clean and the location was great for us - being rural but only an 8 to 10 minute easy walk to the beach/waterfront and wonderful Boathouse and Instow Arms pubs. Caroline and Colin were the most amazing of hosts - friendly, attentive and it was obvious they took well-deserved pride in what they do. The breakfast was first rate and plentiful with a focus on local and home made produce. Delicious!. Slices of homemade cake in our room after returning from hiking was a very nice touch and very much enjoyed!. All in all, you'd be hard pressed to find a better place to stay in North Devon. Well done and a big thank you to Caroline and Colin. It's a 11 out of 10 from us!

Beautiful old house in a lovely location. Our room was comfortable and clean. Our hosts were friendly and welcoming. The breakfast was delicious. We were able to walk down into Instow (10 mins) to the Instow Arms for some excellent food. There was a bus stop very near where we caught the bus to Barnstaple. Highly recommend. The property is up a hill if you're walking.

A lovely 4 night stay in spacious, light rooms with excellent views of the surrounding countryside and sea. The breakfast was plentiful and exceptional with plenty of options. There was plenty of off road parking and the location made it easy to travel to everywhere we visited. The staff were friendly, welcoming, polite and always helpful. The cake left in our rooms every afternoon was a nice touch too. Highly recommended!
